If the answer to all three is Yes, I buy.And let life unfold.I have NO IDEA what the ultimate return will be….NONE….And neither does any other investor if they are honest…..most crystal balls I find are broken.But if one acquires the property is a solid long term manner based on fundamental investing principles and is never forced to sell…History indicates the long term trajectory of price and rents are up.In my experience, real estate follows cycles……. 6 or 7 years of a bull market, 1 or 2 years down (though the up is always larger than the down), 1 or 2 years of flat which then sets the floor for the next run up.

I get texts/postcards/calls offering me cash for the house a lot, but I don’t want to sell the whole thing outright, I want to retain my ownership and investment and build a property empire with someone who wants to invest - and I’m totally okay with full involvement or silent partnership.

@Aaron Malki, if you're selling a property you want to do a 1031 on then you'll list it exactly as aggressively and in all the same places as a regular property.

Licensable vacation rentals are obviously in high demand and offers can become quite competitive, I don't have any formal statistics but I'd say a quality active or eligible vacation rental sells at least twice as fast as a non STR property, the majority within days..My best advice to investors shopping for a hot or high demand asset class is:- Prepare & Practice: Get your ducks (GO UO!)
