To figure out annual expenses, you should request actual financials from the owner to see how much they currently spend to operate the property (repairs, management, utilities, marketing, etc).

It's my first toe-dip into house-hacking and I just know that in my prior rental experiences, the Hold Fee wasn't a full month's rent amount, it was a % that then got applied towards the remainder of the Security Deposit.Does everyone else request the full Security Fee amount as the Deposit to Hold?

I don't know the nuances of section 8 and any requirements they have but in most areas, you don't need to give a month to month tenant a reason for a request to vacate.
