But yes, this is actually the 2nd or 3rd transaction I have done where the buyer has relocated (most of the time its due to active duty military) and use the VA loan again.

He likes his place, but doesn't love it and would be open to relocating around the area.

Why not offer them a check to relocate? 

The sellers may qualify for relocation assistance from a federal program such as HAFA of up to $10,000 if they  still occupy the property.  

They generally require a cell phone SIM card that runs about $20/mo.They’re also easy to relocate.  

We're admittedly low on usable cash right now because we need to pay up closing costs for our new home in about a week, and for the first time in my life I've been actively using a credit card in order to hold onto cash.I feel the cash flow from my promotion will allow me to pay off the debt within a reasonable amount of time once our moving costs are settled (relocation is being reimbursed) so I've committed to trying to make this work.

I've also had people traveling for a semester at a local bible college either as students or teachers, people undergoing training and technical institutes, seasonal forest service workers, construction workers, a divorcee who needed a quick exit from her current situation, a mother and daughter traveling for medical treatment for the child, and several people relocating to the area who haven't yet found permanent housing.
