In this market it's pretty much impossible NOT to cash flow in the STR world even if you just randomly start buying places without doing any research. 

Outside of that, I have rotational advertisements I worked on with my property managers, and in my random check-in phone calls, we have brief discussions over which ones get views and replies and which don't.

whether an item can be expensed depends on if it is ordinary and necessary(and reasonable).It would be hard to argue that a random MBA is ordinary and necessary to your business.Maybe a class that is very specific to your business.

An investor who doesn't do this instead just randomly picks deals they happen to run across, will most likely end up with a very skewed portfolio.

I hope I can trust the PM to do a better job than I ever did, and that I will never need to interject my one random opinion on their processes.

In Texas (from what I understand) they only take out the state tax (6%) but you still are responsible for paying the city HOT (if applicable. which in Galveston is 9%)As for property taxes, take a random zip code in Galveston (say 77550), according to the SmartAsset property tax calculator (as well as Zillow) the property tax there is 1.925%.
