In exchange, I waived the $300 pet deposit...though they still paid the normal security deposit.I also wrote in the lease that, if at the end of 6 months, they wanted to prepay again...I would take $50/month off the rent.

I agree that paint is the best, as kids and pets can tear or scratch the wallpaper.
