I have a pending eviction and the Sheriff posted the 24 hour notice to vacate after the tenant was defaulted last week and a wirt of possession issued. 

I also drove around different areas in the city the day before but at least 3 properties I thought had potential were already pending(all under 10 days on the mls).

As such, after driving by the house they are currently renting and confirming it is well kept, I conditionally approved their application pending they would agree to an additional security deposit equivalent to two, as opposed to one, month's rent.

Automatic Rejection: Your application will be automatically rejected for any of the following:a) Eviction by a prior landlord in the last 24 months;b) Outstanding debt or unpaid damages to a previous landlord;c) Undisclosed criminal record, felony or misdemeanor;d) Being registered as a sex offender;e) Conviction of possession or distribution of a controlled substance;f) Conviction of spousal abuse or violent crime;g) Currently pending the outcome of a felony or misdemeanor charge;h) Bankruptcy in the past 5 years that has not been discharged/released;i) Invalid social security number;j) Outstanding federal tax lien, the repayment terms for which are not current;k) False information on your application;l) Incomplete application, including applicant signature on all pages of the application and this form;m) Failure to pay the application fee at the time of application submittal.

After that the next time that they see me is at Christmas (visit and small gift again) or if there is maintenance or a pending vacancy.I try to avoid tenant problems by building a reserve of goodwill.

So, in Ohio, a positive test within the home will result in a condemnation pending remediation.

He doesn't currently have a job (a couple jobs pending), but he has 3-6 months living expenses in savings.

It is the tenant's responsibility to notify the landlord of the situation both as it's pending and when it's met the signing criteria. 

Once the house sells it will be out of your hair (unless there's still a pending civil lawsuit).

If this guy has several pending lawsuits he might just dissolve his LLC or file for bankruptcy.
