Exact same layout, etc as my other place (3 beds, this has 1.5 baths), needs full cosmetic updates including roof and some additional exterior work, but she'll turn out great. 

I have just started to scrape the surface of the market there and am not opposed to her living in NJ if there is a reasonable property and convenient any ideas on this whole situation or questions to clarify.

The bank / lender will still need an appraisal to confirm the value and to make sure it's habitable, the appraisal should come back "AS IS"  as opposed to "SUBJECT TO ".

I don't want to spend to much money on the exterior.

that a repair "emergency" as opposed to a 911 emergency is something that if left unattended will have a relatively quick escalation to additional damage. 

As opposed to it sitting somewhere waiting for closing.I am going to remain living in the home until mid 2025.

My first question is, based on the couple of photos below, what major issues are seen and also costs involved to rehab, mainly the first picture (exterior).
