As a beginner I think you should get your feet wet at least in beginning with a local investment to understand the fundamentals to investing.Investing out of state has it's challenges and can be cumbersome especially for a novice investor.That is just  my opinion, others may feel differently.best regards and good luck!!

Hey Kirk,I would check out: www.myrental.com, there tenant screening services including renter eviction history, background search reports and tenant credit score.They are reasonably priced and you can purchase single reports or packages without set-up fees or minimums.There are numerous products to look into to insure you are identifying a quality tenant.I agree with Mindy as well to eliminate you paying for these services, you should collect an application fee that covers the cost.Good Luck.

Turns out that the tenant that go in on the 1st of the year is a major pain. we have numerous time have gotten into fights and it got to the point that i want her out. she signed a month-month lease and gave a deposit plus 1st months. we got a general room-mate agreement filled out and signed, other than that we have nothing else. any advice would be great!
