The bigger companies will have web sites that list the rules.

They have TONS of information and have newsletters, magazines, and even have meetings from time to time that you can attend online. 

Check the property appraisers web site to see who they have listed as the owner of record and consult a good real estate attorney.Good luck.

I appreciate all the helpful information on this site it seems to be the most up to date information I can find on the web.

If I was going to jump into the space, I would identify the top 10 (in terms of booking and rating) properties in my market, pull the tax web site info to get at owner information, then try to find a way to build a bridge to some of those owners.

Most who have reached out to me via an STR platform, I've directed to Sabbatical Homes or the University off-campus housing web sites to avoid the STR fees.
