Lay out your expectations clearly. 

If it costs me an initial layout of money for that accountability component in my RE education, so be it.

All things being equal, a new build is fantastic because a) there's no deferred maintenance, and b) you'll have new fixtures and modern layouts that will garner top rents.

On one hand, you're getting (more or less) the same MLS list from multiple realtors... on the other hand, you've got people close to you who should be able to add value but they seem to be holding back on pertinent info.Find a realtor and lender in your market who can sit down with you and lay out an actual game plan with your long-term and short-term goals in mind.

My father is one of the Lead modular home designers in Georgia, and has really created simple yet efficient layouts.

Otherwise, the bones seemed good, the house had a great layout, and the seller was motivated.

We have an 8' x 12' closet in the master down and we have yet decided on the layout for that closet.
