In California its legal to fractionalize the DT ... so you can buy a fractional interest many HML do this.. start there.. much easier they do all the heavy lifting you just bring you dough in and ride along.some may take a small investment to start if U can show them that more is on the way or you just testing it out. other wise not much benefit to anyone with 10k .

I was cleaning out closets to prep for paint and in the corner of the upper shelf found a baggy of what I assume were drugs of unidentifiable type ... and no I did not test them out to see what they were ...Another one that is more common but what I use as a "tell" that I'm likely to get a good deal is this ... for bank foreclosures, in my market they don't have to worry about freezing pipes so they normally turn the water service off ... well, for some reason some people still see fit to use the bathroom facilities even though the water is off.

I never intended to do so but it will serve as a solid test case for the business model where in if it is profitable I can revisit the garage apt at this property and convert that to a short term rental as well. from my research in the market it looks like the top earning units earn more with short term rentals than they would if they were long term.
