Haul lumber, pound nails, sweep and do all the junk that hired labor does.

It will be astronomical favoring LA if you are in this for the long haul.

I am toying with using the strategy of parking my 9-5 paycheck into my HELOC and paying all my expenses out of the HELOC.  

Actually, depending on records and all, I'm pretty sure the particians could fall over in the middle of the night, all that could be left to do would be haul off the trash!

In fact, I rarely buy anything plumbing related at HD.My only concern with the twist up bath drains is you lose the screen and all the hair and kids small bath toys go down the drain.I'm with ya on the shoe, had a one leak above a textured drywall ceiling.

Called a few junk haul guys, and they were extremely expensive, so thinking a normal contractor may be cheaper.

As far as labor, I have a guy that tears out the carpet and hauls it off, and installs this flooring for right around $1/sqft.

She has a finance and project manager background and I am a third generation contractor (who promised his dad he would never be a contractor... sorry Dad what did you expect when you would wake me up at 5am to haul shingles and bricks up a ladder at age 14) and first generation entrepreneur.We are truly looking forward to the constant improvement environment Bigger Pockets has created here.

It is certainly not east to find a team of knowledgeable, hard working people to work with over the long haul today, but doing so very important for long term success.
