Word of mouth recommendation from people I trust supersedes any of this superficial stuff like dress [and spelling ;-) ].

As a LL, at this stage I would want everything in writing for my own protection anyway, so her wish is granted, not problem.I prefer emails over text for the sole reason that a text is just short of a phone call in the sense that when you text, you often just blurt out what's about to come out of your mouth...... most people dont tend to stop, think and re-read their response before they hit send..... we have ALL sent a text that right after you send it, you notice a mistake or realize that it came out wrong or you left something out etc.

They pay on time every mouth and are nice people.  

If it's possible to find profitable properties for flipping or wholesaling without putting in lots of research & marketing hours (ie, just through MLS, word of mouth, etc), and then actually do the flip/sale as a side gig, then I'd be interested in doing that to increase my funds to invest.  

This city is more rural, and people work primarily through word of mouth.  

It is very, very hard to find clients in any other way than by word of mouth.
