Save that money for a good home inspection that includes a sewer scope.They understand the law but typically do not understand real estate transactions well.

Nice job with the project. 70k budget is really good considering exterior work was involved.

It's accelerated a lot from there but real estate is and always will be a long-game.

Remember, the speed of hard money loans can often outweigh the costs, especially if it allows you to secure a good deal quickly. 

I think if you ask those same questions to 5-10 house flippers, single family investors, STR investors, multifamily investors, wholesalers, etc... you'll get a good flavor for the good, the bad, and the ugly in each segment of real estate.
