It does a really good job heating the place but definitely could get really expensive if a tenant was not concerned with conserving.It is a fairly old home and we have done a lot of repairs and updates on it.

That is not a rule but it is fairly standard, (though there are ways around it).Assuming 6 months from the time of a cash purchase to refi is a safe assumption. as for your 70k, aren't you considering doing a BRRRR?

Not sure what is easier overall (cleaning versus buying and swapping) but I am fairly sure that cleanable is a little better for the environment and slightly cheaper (the filters are pretty cheap so we are probably on the order of $1 to $2 a month - negligible in the scheme of things).Good luck

That said I was wondering what experienced wholesalers do or would do to dot all their i's and cross all their t's on the property to ensure there aren't a bunch of liens or other issues that would disrupt a smooth closing before calling a title company and spending hundreds of dollars for them to do the same thing?
