I guess it truly comes down to if I live with my roommmates in a home closer to downtown (which I would enjoy as well); I would have more control of the tenants as they are my college roommates and long time friends.  

@Ramon VazquezI would enjoy joining a group like this locally, but riverside would be a bit too far for me (I'm in Thousand Oaks).I have experience in the SFD/small multi arena.

In that case not only would the renters possibly be forced to vacate, but they would lose their option to purchase. 

I am looking for a reasonably priced vacation home or condo close to the ocean.

If you weren't a tenant advocate, you would agree that landlords should enjoy the bounty as equally as they should suffer the drought.

I think the ideal situation would be a more subdued but enjoyable vacation spot.Any input at all would be greatly appreciated.

We plan to keep at it and reach our 10 SFH goal next year with our other goals of getting vacation rental and starting to invest in commercial little bit.We have learned a lot and every days it's been great learning experience.

The timing is right to get started on my REI journey and I enjoy seeing how much support is here to succeed. 

There are already plenty of vacation towns that have straight out banned them.

I sent one final text today reminding the tenants that today was the 5th day and they needed to pay today or vacate.
