You can do all the work of finding a seller, sales contracts, mortgage loans, property management ... or engage with a turnkey company like myself.

Join as many Facebook groups as you can, talk to people, engage with others, and try to talk to them on the phone.

They focus on advocating for improved land use and transportation through policy analysis, public involvement, and political engagement.

You can either find a mentor and try and learn as much as possible from them and pick up some hours either interning for them for some real life real estate experience while finishing college, OR  pick a real estate school to take the classes either online or in person ( I recommend the arizona school of real estate and business ) and in person as you will get more out of the classes from the in person engagement.

My clients engage a commercial policy; it costs more but what we learned is that you may be able to engage an owner's or even a landlord's policy but if/when you ever make a claim, it will be denied because STR are not included in anything but a commercial policy.

The new definition essentially says that any person or entity engaged in wholesaling real estate cannot wholesale more than one deal in a 12 month period.

If you’d like some more analysis material for “comfort” then book a couple of competing STRs and engage the owners/PMs in casual conversation about the occupancy and rates.

We have been using engage essentials, metro floor, in two colors and really got used to having this one product.

I haven’t heard both sides of the story, but from what you wrote it appears the PMs were not the most professional or engaged.
