I've read good and bad things about lower income rentals (there is a whole thread dedicated to that topic right now) and that barrier to entry fits my current risk tolerance.

I stepped away from my corporate job in the beginning to dedicate myself to real estate investing and while it was a rough ride at first, it is has definitely paid off ten fold!

While this was a value add for us as we focused on the logistics of our cross country move, if you have the time to dedicate to a listing, I believe that's the way to go! 

And it sounds like its going to mean a shot at even more upward mobility in the future.  

I've also thought about getting it subdivided and setting mobile homes, we could probably set at least 10, thoughts? 

The one thing it does allow you to be is mobile.

Obviously, the number will vary by region and property type but I imagine I should lower the monthly amount dedicated to this line item once I hit a certain number.

Doesn't include tenant screening but has a much better bookkeeping experience overall and a great mobile app.

I have been targeting mobile home parks or commercial (light industrial or regional retail).I would also be exchanging out of the existing market, so the time phased "peek" idea has me thinking now.
