This was primarily to keep the joists from sagging in the 28 foot span.

A tenant or buyer may still use the "office" as a bedroom for a small child.

Other investors were still scared of setting foot in the neighborhood.

But the upside is that per square foot, it'd be almost impossible for someone to build for cheaper, so this prop has that going for it.

You and I are in very similar situations I'm 28, I have a 9 month old daughter, and a second child on the way.

Laminate is great and we do use it in kitchens and bathrooms and when the HW is non existent but it is more expensive per square foot (tends to cost us about $1.70/sf when we install ourselves but can be much more) than HW refinishing.

I know a guy that rushed out and bought a bunch of crappy properties so his wife could quit her job and stay home with their child. 

Imagine my surprise last weekend when I went to a probate auction where around 100 people showed up and bid the price of a dilapidated 900 Sq foot shack up to almost $600,000!
