After putting $2500.00 in Ernest Money down and being pre approved for a traditional 30 year loan (which I used to run all the numbers) I was advised the residence was not able to be purchased by a traditional loan. 

PM advise me against it since in his opinion it would not rent at $2,350 as my agent was suggesting.I had already done two deals at the time with that agent and trusted her knowledge of the market.

As I just advised my friend there is a cost to selling, but make a business decision, not an emotional one, pencil out the whole thing all the way down.

Can anyone advise the cost of removing such duct (about 2-3 meter long), together with the removal of the hooks to support the duct in the ceiling, as well as to close off the vent at the cut off place?

I had one advise me on a lower rent than what I knew the market would support.

I personally advise to breakdown the #'s and see if it makes financial sense.It is true that if you file a claim, that claim will follow your account for 3-5 years. 

As a broker and property manager, I can tell you that I would not advise my clients to buy a house that is going to become my problem, too.
