The seller has an attorney writing up all the paperwork, but the question has come of insurance.

I personally have a few properties ranging from Orlando down to North miami and can tell you that just insurance and property taxes alone are making it more and more difficult to invest here. 

The contract is 13 pages long and more complicated than a purchase and sale agreement, the attorney told me I need the contract so im backed by "title insurance" which is making me question the process of wholesaling.  

I'd be sure I know how much insurance costs if I'm looking at a SFR.

Any other surprises such as higher tax rates, preservation requirements, flood insurance, etc?

If there is a fire and you haven't set up your insurance properly you could be in for a big surprise and not receive a payout.6.

It's tougher to makes those BRRR deals pencil in TX because of the properties taxes and insurance (also HOA's since you're in Houston).

Your PM should have insurance to cover it.

Even if this wasn't commercial space and was residential the traditional standard in my market is 60 days, so thats the bare minimum I'd expect from a commercial space.
