My plan is to buy and hold.I have read on other posts about this problem and some are able to use things like hydrojet or root killer flush with copper sulfate to hold off needing any repairs.

Their concept is not new and has been around for ages with people renting rooms in college towns and more expensive markets (NYC, LA) however this is a centralized more hands off management approach to self managing by letting them do all the heavy lifting for you which allows you to scale in less time so yes the concept definitely works and even better with their technology behind it.

I do have experience with significant home renovation but for a personal residence, based on my experience with this I would prefer to buy a property built after 1970 if possible but not sure if that's realistic, the only deals I could seem to find from the MLS are very old houses which I know often brings more challenges with the renovation.Would appreciate any references or suggestions anyone has, so far I've only invested in rental properties that were already in good condition bought with a loan.
