While your profile says you are consultant, lets just use a regular W2 type employee working 40hrs a week.

I believe they are a portfolio lender, which means you might be able to qualify, depending on their risk profile and appetite for non-W2, 1099 workers. 

I would personally never agree to take over a previous owner’s profile.

What I did like about Facebook is being able to look at their Facebook Profile to see what type of background I might be dealing with.

I read your profile and noticed that you are currently in PR and already have big goals in mind.

I wanted a method to track my rent payment, sent out alerts and reminders, and keep it organized, however I ran into the issues of the tenant unable to set up their profiles and bank account so I resort to the old fashion way of having the tenant sending rent to a P.O Box every month.I used a lender that I had previously worked with when I purchased my house, sometimes the lender is not as responsive as you would like.
