I know that in the case of foreclosure, if the homeowner tears up the place, banks will file a police report for vandalism naming the property owners as possible suspects, and in turn will file a claim against the homeowners insurance for damages that do not result from normal wear and tear.

Based on the type of property you are descending, one thing you may want to consider if you can implement is “pay period” rent payments.
