The house is actually in pretty good condition and doesn't need much except for some cosmetic repairs and maybe reframing in the kitchen/living area to open up the square footage a bit.

Remaining tenants accept 100% responsibility for rent and condition of the rental.

We discussed terms and conditions and how it should be built, contractors, lawyers, taxes, which land to buy, sales, profit shares and so on.

While it is true the properties definitely are not in the best condition (not unlivable but not brand new) and our timeline/budget isn’t conducive right now to a full rehab, what I find the most concerning is the agent is basically telling us this area is a bad place for investors.

Just something in serviceable condition, preferably rented at or near market rents or very close to rent ready.

Make sure your search criteria is not only within the same bed/bath counts but also be realistic about your property's condition and how it compares to the market price.

You may be better off using traditional financing unless the condition of the property prohibits this.Otherwise as others have suggested, you may want to consider wholesaling to bankroll your first investment.I'm a local agent in LV, and I'm also an investor, so please let me know if you want any additional insight.

The Connecticut statute also specifically provides protection to the tax deed purchaser against any liability for any condition existing or occurrence upon the property or adjoining public sidewalks and streets, or for any failure to act to remedy or investigate any such condition or occurrence during such redemption period.
