I will throw it in there also that these have poor material quality (I am a civil engineer also), they overmix water into their concrete making the design -- even with a 3.0 safety factor -- useless, the concrete is very weak due to cement-water ratio not being accurate, just for the sake of workability/ease to work with concrete, to add to that, they will mix more aggregates and less cement (they don't have the accurate pre-mixed bags we have here), just because cement is expensive and aggregates are a fraction.  

Yeah I find lots of workable deals if only I had some free cash to use.

He also have to find a stead stream of workable deals or he is out of business. 

That gives you an idea if a Subject To is even workable.

I've been investing in the valley south of Fresno were the market is a bit more workable.

I went to see it this afternoon and while it will need some capex in the near-short term (roof comes to mind), it definitely looks workable.

Perhaps you could challenge the collective minds a little more with some of the back story of why the normal methods of 1031 and installment sale aren't workable for you.

Any recommendation will be helpful.is this even workable solution?

I realize this isn't reinventing the wheel, it was just something I hadn't seen discussed specifically so I was hoping to get some insight into whether or not it is as workable as other methods.
