Nice, Carlos, except I never put up any security for a neighbor, they just apparently used my identity 26 years ago and since it was never reported on my credit report before now, I didn't know anything about it, and I now have to come up with documents from 26 years ago which I do not have as I thought 7 years was the limit to dispute a witness he used that was an old, ill tenant of his that did not want her rent raised and is dead now, not a bank employee or even a notarized statement that would verify it, to to prove it wasn't me.

The seller is not obligated to participate in this program but if I were you I would have the seller to sign and notarize a waiver on this HAFA deal and forward it to the lender.

Kinda like the vibe of the area.A local investor will be able to tell me if flips are happening, if those flips are moving quickly or not, are people moving into the area that are making higher incomes that the demographics haven't picked up on yet.

No need for escrow.. you simply have title company pull the last recorded deed and draft the deed yourself.. ( which is what I do)  get it notarized and then go record it.

@Joe P.I dont seek any help I came here western pa to invest some serious money it is a dying region the demographic situation is serious lots of old ppl. attorney tell me one need to notarize a sale deed even though power of attorney is given when I ask how one is going to sell a property of a dead person who has given power of attorney to a person who should handle his or her will I dont get a reply how should a dead person appear in front of an notary??

Get it notarized by a local Japanese notary... this may require them to translate the document into Japanese.
