There's no point in idly waiting - we have travel bins ready to go with things like window screening, exterior trim paint, gate latch parts - they're always broken, deck screws, toilet replacement parts, outlet covers, etc. 

Project included new windows, new doors, new siding, new floors, new bathrooms (vanities, toilets, shower, lighting), new kitchen (appliances, sink, granite counters, cabinets, lighting), new paint, new pool liner, new landscaping.

We have advanced bookings for the Fall like usual, but the booking window has shrunk from 6 months to sometimes one month.

The space is big enough for a bed, has a window, etc. 

Rotting window frames, unsafe electrical issues, a tub and sink that didn’t drain properly, a promised dishwasher that turned out to be broken and unusable, a driveway with tons of pot holes so deep that they could have easily damaged cars, and much, much more.

This is especially common when it comes to 100 year old windows.

The W2 job I’m considering is in automotive window tinting, which isn’t related to my degree, with a possible salary of $60k-$70k.

Get a lender, enter into contract, close escrow, enjoy your new home. if you have less than 30 days, you would need the seller's cooperation to contact the foreclosing entity to see if they will postpone to give you time to close the deal. it's not guaranteed and the lender is under no obligation to do so but if everyone wins (seller sells, lender gets paid off in full, you get a home), most lenders will provide a small window of time to get it done.

In the garage space I can put windows where the doors are now to create "legal" bedrooms as they can be egress level.
