My background involves social work & non-profit management before getting into real estate.

My name is Jared Smith and I have been involved in various real estate investments since 2006 when we did our first flip in the PNW all on a CC!

For the last 22 years I've been involved in real estate as a house flipper, with extensive experience in building and renovation contracting, owned a residential property management company, and now have a private money lending business (licensed NC re broker).

The local branch manager got involved, couldn't understand what I was explaining either, didn't want to admit it, and got defensive and shut down when I tried having my attorney explain it to her in a different way.

You may want to involve an attorney for the purchase and sale and mortgage agreements though... 

I'm still learning the industry,  but I have been able to partner with a CDC based out of texas and they have been a great help and they have allowed me to get involved with getting investors for their project and I'm definitely excited for it.  

A few questions:Have any of you been in a similar situation where multiple partners were involved?

We found ourselves wasting an obscene amount of time doing our due diligence where we doubt that the vast majority of bidders actually understood the costs involved in the rehabs.

They both involve sourcing deals.
