Just pick a nice area where vacationers would want to go.

It's not a four bedroom house but it meets a big need in the market for short and medium terms stays for traveling workers, medical, military, construction, corporate, transitional housing, and vacationers.

I do have a day job so if the vacationers are there during the day there's a good chance I will not be.

Daniella - My first thought is that most vacationers are not going to want to stay in a college decorated house, and to  expect college kids to take excellent care of high-end furnishings is asking a bit much.

Orlando does a good job for vacationers.. 

We plan to visit it in the off season each year, just at the season's end when the area is still warm and nice but with way fewer vacationers.

Close to any attractions like theme parks, downtown, lake/mountain - You could attract vacationers, tourist - which is a Short-Term-Rental (STR) that rent for <30 days.2.

Instead of renting a property to a local for $1000 a mo, you rent the same house to a vacationer for $1000 a week.

The house is irrelevant by the way, it's all about your location and Penobscot bay values are increasing (look at values in just the last 10-15 years) as our vacationers expand up from Casco Bay (Portland).
