If it were a SFH (or attached MH, see appraiser caveat) that would appreciate, it would make more sense to take that risk of a default on the LO as the home would maintain it's value, rehab costs being the same between scenarios. 

This issues is often much ado about nothing if you LO knows how to calculate income correctly from the tax returns. 

@Tony Caputo - Most lenders have an internal LO Referral Desk/Team. 

Has the LO disputed the appraisal with new comps for the appraiser to consider?

I am only poking at the market currently but if that changes or my current LO doesn't offer what I am looking for I will keep that in mind.

Keep in mind that the new LO probably doesn't know about the builder's $1820 fee, and she or he also doesn't know if the builder's title/escrow folks are unusually expensive for the area (neither do I, being unfamiliar with the area myself too)....

I referred him to a LO who I think can do it in time. 

BUT I was just offered exactly this scenario by an LO and was curious because he did that openly and upfront (I have an email from him saying this).
