Wherever you decide just have to consider if they are a seasonal place (Panama city beach) or an area with a constant flow of traffic due to events, population, conferences, major airport etc etc

@Kelly Byrd I have spent some time in your neck of the woods and when I am not sitting in my car parked in traffic, I find it to be a great area.

I took a picture and later caught him kicking the flag down , he was again insisting that I would take part of their yard (actually, me fencing it off would put a cramp into their crack traffic, which cuts through another yard and then through mine to get to the back of theirs.). 

Third largest city in NC but nowhere near the problems that Raleigh and Charlotte have (traffic, higher cost of living ,etc.)

Business license, permits, random traffic, neighbor complaints, grease fire risk....and the list goes on.Send them a cease letter (in AZ it is called a cure notice) to correct the violation. 

What's the traffic count on the street?

I live in the Pasadena area and the drive out there is about 2 hours no traffic.

I only invest in opportunities I can drive to in an easy hour (no heavy traffic).
