There isn't much in the way of maintenance for a hot water heater, other than two things: 1. making sure the thermostat is set at the middle heat setting (usually noted by A, B and C, with C being the hottest).

I have already tried setting the thermostat to 70 degrees and having it in a lock box to manage heat/hydro consumption... but they just break into the box and crank the heat back up, or plug in space heaters to keep the house at 75 degrees.

I also did LED lighting, and looked for efficient appliances, installed a nest thermostat and water sense fixtures, one of the bigger things I did to start was remove and update some of the lead piping in the home and install a whole house water filtration system since the supply lines from the city are still lead.
