In PA that is an expensive ejectment action, so I prefer to get possession returned by the occupants "voluntarily surrendering possession" - cash for keys is the enticement for that.If your tenants aren't out on the 31st, you are close enough to the court date that you should expect to have to make that appearance.

Regardless of whether it is right or wrong, this guy has your money, and upsetting him will not encourage him to pay you sooner.Sorry for the situation Jason, thanks again for your response.Like I said to Eddie, I have timeline of events and what was said, as well as the texts saved and pictures of the location on my surrendering of it.I will get all my documentation together and make sure my ducks are in a row.

This is not a road you will likely enjoy going down in terms of buying a joint asset with your ex-wife, having her live in it now, and then surrender the asset to you later (even if you compensate her for it.)The song "Bad Moon Rising" comes to mind...Good luck.

There are investors out there who will look at close to 100 properties and narrow their decision down to two or three candidates, finally choosing only one, sometimes the deal will appear at number 27 or it may come at the 85th, you never know when or at what point fate will give in and surrender to your relentless pursuit of the deal!

I spoke to a couple of attorneys and they confirmed that it is roughly a 2-4 month process if it's a private house and no extenuating circumstances.When you get into rent controlled properties, elderly people, children, and unkept properties then issues arise and it will take longer.They also discussed initiating a surrender agreement (cash for keys) which they can manage.
