In PA that is an expensive ejectment action, so I prefer to get possession returned by the occupants "voluntarily surrendering possession" - cash for keys is the enticement for that.If your tenants aren't out on the 31st, you are close enough to the court date that you should expect to have to make that appearance.

This is not a road you will likely enjoy going down in terms of buying a joint asset with your ex-wife, having her live in it now, and then surrender the asset to you later (even if you compensate her for it.)The song "Bad Moon Rising" comes to mind...Good luck.

I spoke to a couple of attorneys and they confirmed that it is roughly a 2-4 month process if it's a private house and no extenuating circumstances.When you get into rent controlled properties, elderly people, children, and unkept properties then issues arise and it will take longer.They also discussed initiating a surrender agreement (cash for keys) which they can manage.
