My credit was bad and now all of a sudden owed a bunch of money. 

If your leveraging your properties to buy more and all of a sudden we do have a crash, people cant afford what they used to.

If I found a great deal, people that I approached suddenly became greedy and wanted half the deal or 10 points - when their normal is 5 points - etc. 

In fact after the owner of it (a husband with PTSD -- this I do not doubt) left and abandoned the cat with the ex wife (they divorced) it suddenly became the wife's emotional support animal.   

Hello fellow investors, im looking for your advise as this forum is full of experienced and creative real estate genius. my family composition has recently and suddenly changed, so I need to move to a different home.

Honestly, a savvy tenant would suddenly turn their dog into a therapy animal and you would be stuck with it anyway.You are likely to be money ahead just riding it out rather than fighting and paying attorneys.

The local unemployment rate here is about 1% starting in May all of a sudden homes do not sell.

Suddenly there is a No Dogs rule. 

I didnt mean to sound like someone who wants to walk in to real estate and suddenly be making lots of money super easy or without any risks involved and hard work.     

I know that sometimes animals (and people) can snap without warning and if that were to happen I don't want to suddenly be responsible for thousands of dollars of medical bills.
