For the sign, I did the artwork myself, uploaded it to Staples, and had them print and ship it - they were the cheapest that I found at the time (mid-2017) for small quantities.

I don't live in PA but I know there can be differences in the laws for residential (small multi-family homes) and commercial properties (in NY I think it's over 4 families) Most often a standard lease is used that can be purchased in Staples, but sometimes a standard lease does not cover all aspects - for example- using the yard, basement, parking accommodations, shoveling snow, etc.

If you have a separate business checking account you can staple all your receipts to the monthly statement and file it in a container in your garage (it's not very 'green' but it works and keeps everything in order should you ever get audited).This doesn't have to be complicated, but for some reason a lot of people seem to insist on it.

., @Dovid Staples, @jeanette alder,  So I emailed my lawyer and he responded, "He actually has some criminal liability as I think the tenant could make the case for theft, but best to get it settled and if you are happy with $800 that is what matters."
