We need people can not SOLVE PROBLEMS and that are PERSISTENTLY MOTIVATED.  

From my experience, if the place is thought through and there are stickers in place, and the cleaner's team have a check list to go through, minimize the issues the guests might have, and most of them could be solved right on the spot.

If you solve some of the issues, you could dominate the market.

Also, in our experience, 95+% of agents have no clue how to calculate ROI, Cash-on-Cash, Cap Rate, etc., so what are they really going to help an investor with?

At its core, we're years (decades probably, if not longer) away from any solve to America's housing crisis, so it's all just a matter of timing your exit, as long as you stay cash flow positive, find good financing, and so on.

This solves the 7% problem, and makes the comparison of what to do with free cash easier (you invest it and let your tenants pay off your mortgages because the stock market will outperform 5% over the long haul.)all the best!
