If it's on the higher side you may want to consider it for mid-term or long term rental, but if most stays are below 30 it can be viable for short-term!

In a short verse, I don't have the numbers :( but in general I just don't know if what I want to do in the long run which is BRRRR would be a good idea if I start with utilizing a VA LOAN for a duplex to begin with.

Not good I think its a good tool for fix and flip and short term holds but not for long term holds if you have not ability to refi or enough equity to sell quickly even if you do and the sellers loan gets called they are still going to get their credit trashed. .
