Investment also spiked in Class A Short-Term Rentals (STR) and investors started paying higher and higher prices based upon anticipated STR rental rates, that exceeded sustainability based upon Long-Term Rental rates (LTR).

If you have a partner and are a minority owner or LP in the deal, you may find something, but that doesnt sound to be the case from your description.

Reason being HML's are typically short term loans that are interest only.

arbitrage is not a short cut to owning property.

My initial thought is LTR single family or small multi, though I'm not opposed to short or med term rentals.My primary question has to do with LLCs. 

@Argel Algura.Congrats first on your last.year and how much you have accomplished in a short time period. 

You should reconsider looking for a property zoned for short term stays.

We have sold (tax free), kept as long term and/or short term rentals as well.

Not good I think its a good tool for fix and flip and short term holds but not for long term holds if you have not ability to refi or enough equity to sell quickly even if you do and the sellers loan gets called they are still going to get their credit trashed. .
