Looking to talk to someone who’s had experience adding a bonus room/sunroom in San Diego.

I'm curious to dive deeper into the Santa Fe market and would love to learn from those with local experience.

When you specifically mentioned STR experience and the possibility of something with some added "personal value" bells started going off. 

Also anyone know if you can list it on AirBNB as an experience not for overnight stays?

Most of the lenders I work with (provided you have experience and a credit score over 660) would do up to 85% of the purchase price and up to 100% of the rehab costs, provided this doesn't exceed 75% of the ARV.As for the idea of selling the land, great idea.

That is part of the problem with a lot of companies (I am not knocking insula as dont have all the info/facts just stating how the business works), they engage brokers to get them loans and the brokers collect a small fee. unfortunately many of the brokers may be similar to real estate wholesalers - have little to no experience. 

I suggest running an analysis and just sharing it here on BP.I am also happy to hop on a call and point you in the right direction based on some of my experiences- no matter what, keep at it...this stuff takes time.If you get a deal here in Chicago and need to partner up, I am your guy!

If so, how is your experience?

We would like to create a partnership where we are 50/50 partners and he brings the cash and I bring the experience, knowledge, and contacts ect.
