I've been on both sides of this, both as an active probate marketer for 25+ years and having been administrator of some (16) estates and trustee nearly (50) times.Most ever "wholesaler" letter screams 'flakey.' 

I can see why wholesaling dominates that end of the business.. because these guys can charge 10 to 20% and buyers could give a rip if it meets what they will pay.. but let a real estate agent charge more than 6% and every one screams like a stuck pig..

Debt-free investing in real estate is unconventional, and traditionally reserved for those who: a) are restricted from using debt, or b) use it as a competitive advantage such as we do.As many BP members know (and will scream from the rooftops) debt is an efficient use of financing to maximize your cash on cash return.

Before anyone screams at me, you don't HAVE to do any of this if you just want to be in a gray area where maybe you can get a mortgage, maybe you can't, who is to say.

Even if you find a very flexible HML who will do no money down you will need a screaming deal.
