On the other hand, I can look at their FB account, and usually people whose accounts are riddled with gang signs, weapons, and drug use are not who I'm looking for! 

I say use every weapon available to kill vacancy.  

I've since had 2 new tenants move in, but one broke their lease (unlawful weapons), and the other is wanting to get out of her lease due to not feeling safe in the building (related to the aforementioned issue).

These are great suggestions, I have a clause in my lease about "illegal weapons", like if you are on parole and aren't supposed to have any weapons, that would be considered illegal.
