Never pay a contractor any type of deposit until services are rendered (with the exception of windows due to materials unable to be returned and they are size specific).

Have you or anyone you know had success actually receiving the payment after a judgment in rendered? 

Evictions don’t take that long (i.e. weeks, not months) and with the CDC moratorium expired, landlords would have one less roadblock to executing an eviction order in situations where a court has already rendered a verdict.

You will want to decide what happens in multiple situations such as differing opinions, splitting distributions and profits, payment for services rendered to the entity, dissolution if one person wants out, transferring interests to others such as spouses or kids, rights of first refusal, etc.

Sounds like the route you are wanting to go is going to involve a building permit, possibly a framing permit, and most likely an architect's rendering and opinion.

@Charles Gaucher it is up to the company to provide proof that services were rendered.

And PM companies that truly care about the service rendered, they will get to know the owner in a way that assists with better management on the property.
