Thought I'd share a lesson that was reinforced for me today that ended up saving me from doing a bad deal and losing a bunch of money.tl/dr: make sure that you're getting your own estimate from YOUR general contractor instead of trusting one that a seller/wholesaler has and then verifying after you put under contractI'm working with a wholesaler that I haven't worked with in the past and found a deal in Essex (outside Baltimore) that I liked.Here are some of the pictures of the house:Based on the pictures, we considered this a complete cosmetic rehab - the house was shown to be in pretty good shape but there was some work that needed to be done to modernize the house in order to bring current market prices in Essex.Here was the info we had from the wholesaler:Single family, 3/2 bath1320 SFPrice: $90,000Rehab: $35,000ARV: $200,000And the kicker: the seller had a one month old SOWk that had already been prepared by a local general contractor and laid out the $35k in rehab costs.There was enough info at this point to deep dive into the analysis.

But before you do, make sure the previous owner put in place the proper reinforcement in the ceiling to safely install a ceiling fan.

I did this A) to reinforce that I was correct in my assumptions and B) to provide a basis for legal action if unrecorded interests attempt to attack my sale.

On the non-published ones they try to get the ones that advance or substantially reinforce some legal principle or create new case law.The most frequent ways these veils are pierced are due to fraud, not running it properly (including under capitalization and under insuring) and not filing the annual paper work and paying the annual fees.

The difference was subtle but with me it was a "punch line" to be used as a joke (which I'm not complaining about, cause that's how I meant it), then the others he seemed like he was getting them to reinforce his ideas and beliefs.

.- Install reinforced steel rebar into base of the column.- Pour new footer and reinforce with concrete and rebar per engineering report.- Backfill soil around each footer.- Dig around 7 exposed deck footers and reinforce, dig 2 feet and apply rebar, pour concrete and replace old footers.

I think this just reinforces one of the biggest decisions you ever make as an investor... deciding where you invest! 

Per my understanding ADA compliance is only reinforced in commercial level.
