They are electric heaters that go under room sized rugs, and act as a poor man's radiant floor heater. 

Should we go with a gas range or radiant electric range?

I have owned 3 brokerages over the years  I am with @Wayne Brooks  on this one, last thing at this point in my life do I want to do but herd cats....  

Think about herding 6 cats.

Buyer agrees to further research this with Radiant Title Company or a title company of their choosing for a full understanding.

Refusing is like a vaccine that gives the herd immunity, they'll stop thinking they have a right to do it if no one ever lets them or anyone they know.

In my development deals I do ( but again these are 2 years or less) its pref.. plus first money in first money out.. then split at to whatever I can negotiate.. if I am on the loan its higher.. if its all cash and I have no money in it I give investor more.. and by doing that I never want for capital and can raise it in large chunks.. as opposed to raising money 50 to 100k at a time with a bunch of smaller investors.. not that those investors don't have larger dollars but its a lot of work herding all them..

I was a sheep following the herd.

We currently pay for the gas that runs the current gas water heater and boiler that provides the radiant heat in the winter.

Trying to categorize them is like herding cats.
