Tankless or stick with traditional?

We have a rental property that is an old two story house converted into three units with four baths total in the house. The current water heater is well over 10 yr old and while still mostly functional it will need to be replaced soon. We currently pay for the gas that runs the current gas water heater and boiler that provides the radiant heat in the winter. We are looking into replacing our tank water heater with a tankless and I would love to get people’s experiences/opinions as to whether tankless is the way to go. Thanks!
