I am looking to buy a piece of property a couple hours away from where I currently live.

Whether you are flipping or renting, your property is a piece of a market, and the market dictates everything. 

This can get pretty complex, pretty quickly, so just keep that piece in check for audit documentation and make sure you have good records on all of it.

Long story short, I have a water front piece of land in NW Cape Coral that I have been trying to sell for nearly a year without success.

.($1,000,000 - $25,000 = $975,000)As a seller you probably have a listing agent to pay too on top of your transfer taxes, closing costs, etc, so the net is less than that obviously, but we are just focusing on the buyer agent compensation piece of it right now for easy numbers!

I reported this to Justin and he tried to play off the issue as if I "wasn't following the process that he teaches" but trust me, I gave him a piece of my mind on that response.

So depending on your experience, if you are bringing a piece of land and some plans, I the outside investor would want likely between 80-90% of the equity if I am providing all the funds for closing, the experience, and the reserves, just to be honest on something like this.
