That was the sales pitch that looked attracted to me and here I am 3 months after closing and no tenant, even the numbers looked good, my ROI was going to be decent, but looking at the new tax assessment next year my numbers are going to change a lot, leaving with very little cash flow.

This amounts to lost opportunity because if you had purchased RE, at the closing it can start producing return. 5) ADUs detract from the existing structure whether this is privacy, a garage, or just yard space. 6) this is related to number 1, but there are many more buyers looking to purchase homes for their family than there are RE investors looking to purchase small unit count properties.

So for the conservative busy professional that just wants to buy a clean house that is the attraction to turn key..

But we also added lease options to our model which attracted a better tenant and lessened the the amount of work that it took to manage the lease option properties.So I would encourage you consider investing in your own back yard before going out of state, especially if you live in North Carolina. 

@Parker Pattschulljust curious - what attracts you to syndications? 

Just musing ahead 10 years or so.With states now mandating the phase out of Gas/Deisel cars  How are MF owners going to attract and keep tenants that will now have EV's in the next 10 to 20 years ? 

A deal that produced a 25% net IRR to investors with a 1% acquisition fee, 1% asset management fee, simply pref + single tier waterfall, etc, may only produce a 15% net IRR under the current fee and carry structure, if their acq fee went to 3%, pref went down, they now have a GP catchup and multi-tier waterfall giving them higher splits for higher returns, etc.

If the lease is at market rents and the unit is in great shape, it could be attractive to another investor.

@Kasondra Milton- hi there ...thanks ...Raised in the fairport area ...live on west coast now ..last summer I had to return to Roch area to help with a family illness  situation ...I stayed in a AIRBNB that was close to Strong hospital for 3 weeks ...in my search for places - I must say I was surprised at the lack of options ( at least at that time ) ...that being said - I agree with your comment about the fact that Greater  Roch  likely  wont  attract a large amount of renters consitently  ( outskirts  like  finger lakes are a diff story ) - thanks and good luck
