I'm trying to figure out a way to avoid signing a PG.  

Lots of stuff in PG county is great, as well as Southern Maryland.

Complaints from sellers that didn't close, boohoo. they still have the property and they took a chance, these are the same people who if they lost a quarter in a slot machine would insist the casino give it back because the didn't win.

Net worth is at the bottom of pg 2 along with net income.  

@Steven I would do a significant amount of homework on PG County before you sink any money into that area.With that said -- consider forgoing cash flow and look to where the metro lines are being developed out towards Reston.  

If you only have 15 hours per week, you will drive yourself crazy trying to cram 30 hours worth of work into that time slot.

I've focused a lot of my searches in MD (PG County and Baltimore) and VA (Woodbridge, Manassas, and Stafford), but like the thought of looking NW in VA (ie Winchester).

Are their any mortgages or lines of commercial credit out there that I wouldn't have to PG?

I've heard really good things about the BWI / Baltimore meetups usually held around BWI airport and not such good things about PG county one.
