And if there was an eviction process underway back in March (when Pandemic took off in the US), then I'd imagine she inherited a property with a nonpaying tenant.

We were already in a hot seller's market with historically low inventory before Covid but Covid brought us a wild influx of buyers from "pandemic hot spots" who are looking for that "staycation" in anticipation of the next round of shutdowns.Who'da thunk this?!!!

@Abam create a mitigation plans for drainage, communication with the Houston development team, materials and labor.Before this pandemic I used to buy 1 sheet of plywood for $13.50/sheet.

Low interest rates and people not wanting to sell and move during a pandemic is causing a lot of demand and not a low of inventory.

Not sure about NY but here in Columbus if a tenant does not want a rent raise, I'll just not extend the lease and move new tenants in, especially if $300/month is on the line.During the height of the pandemic I was able to move 2 new tenants in at market rent with no problem.

Some have suggested the pandemic has caused the low inventory in housing, but with interest rates so low and houses selling above asking, why would any homeowner not want to sell during this time?

Here are some thoughts:1) The traffic issue with the pet business is definitely something to consider. 2) Some may differ with me on whether a pet business is an "essential business" and how it will do in the next pandemic spike, but that would also be a concern.3) Having three tenants in the building instead of two will also reduce risk.4) The buildout that the pet business does may not be easily used by the tenant that moves in after them.Hope this helps,
